Mostadam Certification Components
The Mostadam certification eligibility system is applicable to all types of buildings and comprises two main components:
Design + Construction (D+C): This component is crucial for the design and construction of new constructions. It provides principles for incorporating sustainability from the early design phases to the end of the construction process.
Operation + Existing (O+E): This component takes aim at both new and existing buildings, with a focus on sustainability during the operational phase. Existing buildings undergoing minimal repairs may also be eligible for this certification. However, if the modifications are more significant (for example, replacing vital building services), the project should be approved in the D+C category.
Mostadam Credit Categories
Mostadam evaluates projects across nine credit categories, each contributing to the overall sustainability score:
Site Sustainability emphasizes responsible land use and ecological protection throughout the construction process. It incorporates strategies such as flood mitigation, rainwater management, biodiversity assessments, and erosion control. The approach encourages minimal site disturbance and promotes integration with the natural surroundings to preserve ecological balance.
Transportation and Connectivity supports sustainable mobility and improved access. Projects are rewarded for proximity to public transport, pedestrian-friendly design, and the inclusion of electric vehicle infrastructure. These measures aim to reduce car dependency and enhance urban connectivity.
Region and Culture ensures alignment with Saudi Arabiaās cultural and regional priorities. It promotes heritage preservation, the use of locally sourced materials, and active community engagement. The framework encourages the creation of vibrant public spaces and culturally responsive design solutions.
Energy focuses on maximizing energy efficiency and integrating renewable technologies. Credits are awarded for passive design strategies, energy modeling, commissioning protocols, and the deployment of renewable energy systems. The use of smart metering and performance-based reductions is also encouraged to optimize building energy performance.
Water addresses efficient water use and reuse across building systems. It includes measures for indoor and outdoor water efficiency, greywater recycling, and leak detection. Sustainable irrigation practices and water metering are key components of this category.
Health and Comfort aims to enhance occupant well-being and indoor environmental quality. Projects are evaluated based on thermal comfort, air quality, daylight access, and acoustic control. The use of low-VOC materials and effective ventilation systems is promoted to ensure a healthy indoor environment.
Materials and Waste supports responsible sourcing and effective waste management. It encourages the use of recycled content, low-impact materials, and strategies for diverting construction waste. Lifecycle analysis and material transparency are essential for achieving sustainability goals.
Education and Innovation rewards forward-thinking initiatives and knowledge-sharing practices. Credits are given for sustainability education, occupant training, and the implementation of innovative technologies. Pilot programs and novel approaches are encouraged to drive continuous improvement.
Policies, Management, and Maintenance ensures long-term sustainability through robust governance. This includes sustainable procurement practices, performance monitoring systems, and maintenance protocols. The framework supports ongoing improvement and stakeholder accountability across the buildingās operational life.
Mostadam Certification Tiers
The Mostadam certification system has five sustainability rating levels for residential buildings: Green, Bronze, Silver, Gold, and Diamond. Each level correlates to a particular number of points obtained for completing credits in categories such as energy, water, and site sustainability. Projects get points for meeting particular requirements, with Green being the entry level, requiring at least 20 points, and Diamond being the highest, awarded for 80 or more points. To maintain basic sustainability, certain Keystone Credits are necessary for all levels, with additional credits required for higher levels like Silver and above.
